"SLIDING SCALE" COMMISSION PROGRAM
Our “Sliding Scale” Commission Program, offered exclusively by eXp Realty - The LexHome Group, takes into account a number of factors to determine the commission you will pay at closing:
(1) The Listing Price of your Property: While there are some factors to consider in marketing various properties in different price ranges, the effort involved in the effective marketing of any property we list is not substantially different. So, we have created this “Sliding Scale” which begins by considering your property’s listing price. The higher the listing price of your home, the lower the commission percentage.
(2) The Length of Time on Market: If all the conditions are right and we save time and money successfully obtaining a contract on your home relatively quickly, then we pass some of our savings along to you! That is, when we obtain an agreed Purchase Contract in the first specified weeks of the listing period, we will further reduce the listing side commission to reflect this. This not only encourages you to price your property competitively, but actually allows you to accept a somewhat lower price without hurting your net bottom line.
(3) Who Sells Your Property: When your LexHome Listing Agent sells your property themselves, we once again pass a portion of these savings along to you and further reduce the total commission owed.
(4) *NEW*: The (optional) “Risk~Reward Matching Funds” [SEE BELOW] factor is then added to the above, for even further lowered costs to you, literally matching any additional upfront money invested by you dollar-for-dollar for savings above and beyond the basic “Sliding Scale” terms!

The chart above illustrates the range of savings that are possible for each example property price, from the guaranteed minimum to the maximum possible savings. We’re excited to announce even more new commission options for our LexHome Seller Clients! Our “Sliding Scale” Commission Program has been so popular in the last few years, that we have added an option that now gives you, the Seller, an opportunity to save additional money!
What’s the Thinking Behind This New Added Program?
Our Newest Feature (as of 2010) is an optional non-refundable “matching fee” Seller retainer. For many years, we’ve heard Seller’s complain about high commissions, especially if a property happens to sell quickly. What we never hear Sellers complain about is the cost that it takes to continuously promote their properties, especially when they go for long periods of time before selling, if they sell at all! That’s where the great burden falls to the Realtors to make up for those ‘easy’ sales. While there are occasional ‘quick sales’ (quite rare in our recent market!), we also consistently invest quite a bit in marketing and maintaining those properties which sometimes do not sell during our listing period. What is not evident to most Sellers is that the costs of promoting the properties that don’t sell quickly are balanced by the profits of those properties that do.
Why not reframe our thinking a bit? By ‘redistributing’ the compensation system, we are able to level out the structure so that everyone wins! If you SHARE IN THE RISK (some of the upfront cost), then you will SHARE IN THE REWARD (additional savings)! Here’s a bit more about how this works…..
If you are serious about selling your property, if you know that you are definitely determined to sell and it’s just a matter of time, then why not invest in your own sale? Basically, for each dollar that you are willing to invest in your own property’s sale (within the limits of our program), we will match your savings at time of closing! This, coupled with our already lower “Sliding Scale Commission” structure, leads to significant savings on your part.
Why Does This Work?
There are lots of factors to consider for us when choosing to work with Sellers to help get their properties successfully SOLD. One of these is the ineffectiveness of print advertising. For the past few years, we have tracked the incoming call sources and realized that print advertising, except for occasional circumstances, simply does not produce results! Even many of the major print publications are shifting their emphasis to online marketing. By staying away from ineffective marketing, we are able to increase our own ‘return on investment’ and pass these savings along to you!
